Hello all

I am curious if finishing basement will increase your property tax? Are there ways to avois that ? Will electrician do wiring in your basement without you having permit to finish basement?

You get a permit to finish your basement so that you know it was done properly and your insurance company will cover it if there are any problems.

If you fail to get it permitted and inspected then good luck getting your insurance company to cover anything if there is a fire, flood, or otherwise.


No properly licensed and insured electrician will do a whole basement without ESA permits. Those who do probably shouldn't be doing electrical in the first place.

Yes. Your taxes might go up marginally. But the risk of not being covered by insurance in case of fire/flood/damage, and the risk of being unable to sell the house because the buyer's inspector will fail it on the spot is sufficient reason for me to seek permits.
