Default Upgrades by builder

Hello,

I have bought a townhouse and builder offering SPS Vinyl on main floor and tiles as per attached plan.

Stairs, upper hall and bedrooms are carpet as standard

I need advise on the following:

1).Builder standard SPC Vinyl is Dubai Vinyl on Main floor and if and offer upgrade to SPC Vinyl for additional cost : $934 is this worth going with Builder I can do better quality and cheaper hardware floor after closing?

2). My plan to get all main floor SPS Vinyl including foyer area due to stairs near main door? Do you recommend that?

3). For stairs upgrade to oak stairs asking for: $3,586, can I do after closing cheaper?

4). My plan to remove kneelwall on second with rails? Do I need to do SPC Vinyl on the hall or keep it carpet and do change after closing?

5). Builder offer to upgrade all second floor to Dubai SPC Vinyl for :$2,754 or Everest SPC Vinyl for : $4,142, can I do this after closing with better quality and cheaper?

I would be sceptical about $3000 for oak stairs...likely not all oak. Most builders charge $10k for that.

Thanks, I am not sure the builder provided me with price, so do you think it is a mistake?

I have straight stairs about 13 steps.

Mine are about the same -- they're pure wood. You should maybe ask them if it's 100% oak, or it's just the risers/nosing, etc.

I checked again, I got quoted from 3 builders, all were 9000+.

Handrail/pickets/ veneer stringers was already Oak.

"Carpet grade stairs" - meaning it's plywood...

That said, I'd be skeptical about $3000 for upgraded stairs. They'd be taking a loss on that - oak is not cheap.

You should clarify with them.

Thanks but handrails already included as standard in base price.do you recommend to go ahead with upgrade or upgrade to maple $4,481 ?

we paid approx 3600 for an oak (not engineered) staircase in a single house by minto this year. it really depends on the builder.

3600 for an oak staircase is a great deal. thats what we paid in our single with minto. i highly doubt you can do it for less later as stairs are not easy to renovate. its a lot of work, mess and will probably run you the same if not more.

Hi Everyone,

Can you please advise the following upgrades from builder:

1). Standard cabinet (Chateau Line) with Executive Kitchen $2290.00 ( drawing attached)

2). Standard cabinet (Chateau Line) with Grande Kitchen $3927.00 ( drawing attached)

3). Smooth ceiling on main floor cost $1220.00, is this can done after closing?

4). Smooth ceiling on second floor Cost is $2848.00, is this can done after closing?

5). Standard interior door style or upgrade $396.00 for the whole house (picture attached)

6). Frameless shower in en-suite cost $3304.00, is this can done after closing easily and cheaper?

7). Maple stairs with the included style of handrail and pickets is $4481.00

8). Square pickets and posts throughout costs $456.00. Metal pickets (come with larger handrail) cost $1131.00 (for all square metal no decorative insert.

9). Upper hall upgrade with Vinyl instead of carpet Dubai vinyl $546.00 – Everest Vinyl $726.00, is this can done after closing?

10). Increase Gas Line from 1” to 1 1⁄4”-$350

11). Gas Line for Ground Floor- $788

12). Gas Line Rough-In for Future BBQ- $532

13. Framing for wall mounted TV-$426

14). Conduit from basement to attic- $255

15). Home theatre package(rough-in)-$483
