anybody have any guesses at what 40 and 50 ft lots will start at?

knowing builders these days 40 1.2M, 50s 1.45M,

40ft 1.17M+
50ft 1.459M+

Default no buyers at these prices

50 x 100 ft lot for $1.5m+

Foreign buyers have fled.
Using real estate to park their money.

They are the ones buying not those who work and live in the GTA.

almost all new homes in north Oakville are rented.

there is no "real" demand for "real" families.

Expect builder to see no demand now and drop prices by another 20% later in the year.

Honesty I think the price has dropped significantly. Other builders were charging just 6 months ago 1.6M for 38 feet lot!

Default Need to save $300,000

Does anyone realize how much $1.5m is?

Even if a married couple is earning $300k combined income how can they afford it.

20% downpayment is $300k and then what..take a mortgage for $1.2m??

Not to mention saving $300k after their normal living expenses??

This is not wall street or California where there are many people earning $1m salaries.

All foreign buyers or investors just parking their cash causing fake demand last 3 years. regular people getting huge mortgages cause money was easy.
so the foreign buyers/investors can flip since money is easy.

crazy.

Prices are going down which is good but it looks like fair prices now.
I dunno last comment was quite something. I don't know much people that look at buying these homes as a "first" home. If you don't have the money then condos are doing well just because of that fact alone.

These are for people looking to upgrade their existing home like it should be. Not for speculating. Moving from a townhome or detached ($600-$1 million) and buying at $1.2-$1.5 is not that bad. $400-$500k mortgage is do-able, Other then those looking to upgrade, there isn't any market anymore

calculating at $1.2 mortgage lol

Default rates rise..investors running scared

No one who lives in GTA will pay $1.5m.

Builders were basically selling to all investors.

Investors have fled.

CRA clamping down on tax evasion on capital gains and have already caught many people.

We will probably see another re-release in the fall with prices $300k lower.

Too bad for those who bought 50ft lots at $1.7m.

But in 20 years it will be higher, but short term, next 2-3 years look for these homes to be around the $1.2m mark.
