and many people I know prefer to share and discuss tips with people they can identify with, in FB groups, rather than on a somewhat anonymous forum like this.

I know you can create fake FB accounts and take on any persona you like but from what I have seen, these FB community groups are legit and there are a lot of good discussions. Don't get me wrong, I still visit this forum every once in a while, as we all do, but times are certainly a changin'...

The 36 feet, 88-89 ft deep lots features the following single homes as per website as of March 2018, Elevation A , phase 2 lots updated pricing are
1. Parkside-2669 sq.ft-492,990
2. Valleyfield-2354 sq.ft-467,990
3. Lily-2028 sq.ft-Model removed.
4. Sycamore-2317 sq.ft-456,990
5. Magnolia-2176 sq.ft-442,990
6. Elm-1902 sq.ft-432,990

Looks like for most models prices have gone up by 10K and new transitional elevations were introduced, which commands a higher pricing.

The 36 feet, 88-89 ft deep lots features the following single homes as per website as of April 18, 2018, Elevation A in Abbottsville Crossing and the updated pricing are
1. Parkside-2669 sq.ft-495,990
2. Valleyfield-2354 sq.ft-470,990
3. Lily-2028 sq.ft-Model removed.
4. Sycamore-2317 sq.ft-459,990
5. Magnolia-2176 sq.ft-445,990
6. Elm-1902 sq.ft-435,990

Looks like ~3K increase in April 2018 for all models compared to March 2018 price and we are seeing 7K-10K higher price in Stittsville (Abbottsville crossing) compared to Orleans (summerside west) and 12-25K lower price compared to Barrhaven (Half moon bay) for the above equivalent models.

Just as reference, the following are lot sizes and lot depth for builders in Kanata- Stittsville area or New Stittsville (before Iber road in general), based on conversation with builders directly and their website.

Single Detached homes- Std lot size

Mattamy -Abbottsville Crossing-36 ft wide*88.5-89.5 ft depth
Minto-Potter's Key-36 ft wide* 92 ft depth
Urbandale - Bradley Commons- 35 ft wide* 102 ft depth
Richcraft- Bradley commons-35 ft*100ft
Richcraft- Fernbank Crossing-35 ft* 105 ft
EQ homes- Fernbank Crossing-35 ft* 102 ft.
Cardel- Blackstone-38ft* 105 ft
Tartan- Poole Creek-38 ft* 98 ft ( can vary between 95-100 ft).

The 36 feet, 88-89 ft deep lots features the following single homes as per website as of September 12 2018, phase 3 lots updated pricing (for the lowest basic elevation) are
1. Shelburne (Lily model upgraded with 4 bedroom)-2512 sq.ft-524,990
2. Parkside-2657 sq.ft-515,990
3. Valleyfield-2395 sq.ft-504,990
4. Sycamore-2346 sq.ft-489,990
5. Magnolia-2218 sq.ft-479,990
6. Elm-1958 sq.ft-469,990

Slight increase in squarefeet (25-70)for most of homes with 20-35 K increase in prices with an average increase of around 30K for most models. There are also lot premiums for most of these from 5K to 15 K.

How did they achieve these square footage increases? Layout change? Increasing the footprint of the house? Thinning the walls?

No idea. Only thing I could think of is that each of the elevation might have slightly + or - 25 squarefeet and may reflect particular elevation on the website. They do give 15000$ in design credit and this amount sometimes is reduced to 10000$ depending on demand and lots of other factors.

Townhomes are 375-400K without any upgrades.

Almost makes me think that there are shortage of new builds !!

Ah yes.. They now have these new transitional elevation designs. I remember summer last year when I was shopping, their townhouses were around $310-350k.
