Default Why Kanata?

I noticed a townhome sold for 50k above asking just recently. This is getting CRAZY!!!

I didn't know Kanata was a hot market like that. What makes it in so high demand?

Very low inventory. Why is Kanata booming? For people working downtown isn't it bad to get back home at night? If there is a Sens game I imagine that ads to the traffic as well.

Maybe more and more gvt jobs in west-end is causing this.Hopefully we get Gvt buildings in Orleans soon.

Because Kanata is home to Canada's largest technology hub. Lots of IT people who want an easy commute to work. Plus, it's a nice neighbourhood with plenty of green space and highly ranked elementary and high schools.

1. Higher average household income than Barrhaven or Orleans
2. Kanata has (1) more jobs and (2) higher paying jobs than Barrhaven or Orleans
3. Kanata has more higher ranked high schools than Barrhaven and Orleans

Been living in Kanata since 1999 and was attending grade 4 back then lol. The schools here are very good. Now both my wife and I work at DND where Nortel used to be and it's a 10 minute commute.

I can't answer your question but according to www.agentinottawa.com the average price of homes sold in October was $377,621 in Orleans (up 1.7% over last year), $411,632 in Kanata (up 7.9%) and $415,484 in Barrhaven (up 14.2%).

I could not find Barrhaven stats in the census because Nepean + Barrhaven are counted as one

All 4 public and catholic are in the top 100 high schools in Ontario.

Orleans

Only 1 high school in orleans that is in the top 100.

Barrhaven
25/747 John McCrae Barrhaven
43/747 St Joseph Barrhaven

You have 3 high schools in the top 100 in Barrhaven.

The main reason is the move of DND to the former Nortel campus on Moodie drive. Currently 3,500 employees work there with another 5,000 expected to move by 2020. Currently most DND employees live in the east end and DND employees moving to Ottawa would probably choose to buy a west end home.

Big difference before they moved. Sometimes the houses were not selling or staying on the market for a long time. Now it's not unusual for same day sale or a very short listing time. They sell for asking price or higher. If you want to move to Kanata I would do it before the remaining employees move to the Moodie campus.

We got a bit of benefit from them moving since the transit way was extended to Moodie (before it was only to Bayshore). So a bit of time saved when taking the bus to downtown.
