Default Our Amherst Design/Building Process - Jackson Trails

WOW I can’t believe I’m creating a third house progress thread and I never moved into any! Damn Mattamy!

This is our THIRD attempt at buying a new house. Let's hope 3rd time is a charm!

We backed out of our deal with Mattamy in the dreaded Fairwinds Phase 5 in November. We waited long enough and I’m glad we backed out when we did as they are now cancelling that whole development now.

We ended up buying an Amherst with Tartan in Jackson Trails. It's the exact same model as the Carlan in SoHo West.

Default Finalized our pre-construction and architectural upgrades

We just finalized our pre-construction and architectural upgrades this week. Spent way more than I thought we would but I think I can justify and live with every purchase.

CONFIRMED UPGRADES:
  • Finished Basement: $13,650
  • Moving laundry to loft and changing 5' corner tub to 6' soaker tub in Ensuite: $1,200
  • Adding 2nd linen closet: $628
  • Basement Rough-in for future bathroom: $1,890
  • Relocate Basement Window: $200
  • Pot lights: Kitchen: $105 as there's an existing switch (Removing kitchen light in lieu of pot lights): $105
  • Pot lights: Kitchen: $185/each on existing switch (3 x $185): $555
  • Pot lights: Great Room: $264 (Initial pot light including switch): $264
  • Pot lights: Great Room: $185/each on existing switch (6 x $185): $1,110
  • Upgrade Phone jack (RJ-11) to Network port (RJ-45) – 6 x $35/each: $210
  • Under cabinet lighting in Kitchen: $388 (Initial valence light including switch) (2x388): $776
  • Under cabinet lighting in Kitchen: $308/each on existing switch (4 x $308): $1,232

  • Hardwood with Std A Stain: $6,290
  • Electric Radient Floor Heating: $1,650
  • Stainless Steel chimney hood fan - Includes the added venting that's needed: $1,475
  • Cost for insulating garage walls to icelyne (Note that ceiling is standard): $3,000
  • Smooth Ceilings (Not including basement): $1,800
  • 2nd Vanity Sink , where space available (with double mirrors and double 3 pod valence light): $500
  • Central Air Conditioning: $3,816
  • Electronic Air Cleaner: $683

We have our 1st colour appt on March 11th. The fun one! Can't wait!

That is a darn good price for smooth ceilings - are you going to pass on that?? I would definitely get that for my next house (whatever that may be )

I didn't go with it, which is really weird! I didn't want to bend on it for the first 2 houses and Mattamy never offered it. But now that I can get it, I'm passing on it. I don't know what is going on but my taste/style is changing. Hubby said it's been very strange in "Nancy Land" lately! LOL

Nanners, you should look into reinforcing the floor under the location of your new laundry room. In the original floor plan, it looks as though the laundry room sits on the T wall between the mud room and the kitchen so it would have been enforced already.

And for the stone upgrade, you should contact your insurance to see if having stone increases your premium or not. You don't want any surprises.

Just some thoughts. Have fun!

Oh my! Well I hope they would do this anyways. They have the laundry there for the 4-bedroom plan... I'll double check though.

As for the stone upgrade, we didn't go with it. We don't have that much brick on the house to start with. We already paid $4000 more for the different elevation that gives us more brick, but we couldn’t justify spending another $4700 just on a little stone.

Took a stroll to Denali Way today to see what was going on. No progress for us yet but there was lots going on for the rest of the street. Construction was still going on despite the holiday.

I was there today too If I see anything going on on your lot I'll take some pictures.

Those empty lots aren't all available btw. There's only one not sold (as of last week). It's the one next to the house on the corner on my side. Of course there are a bunch available in the new release.

Oh yeah and I met your neighbor this summer. He's a really nice guy
