Smile Macleod's Landing

Hi Everyone!

Looking for somebody who bought a house in Mackleod's Landing! To share experience with.

We bought a house from Kaitlyn Group, close to Yonge St.


We will be glad to meet someone from our neighbours!

Default Macleods landing

WE moved in Macleods landing last october.. but we bought from aspen ridge.. let me know if you have any questions.

I heard Aspen Ridges was a fair good builder. So does that mean I can feel safe purchasing a house from them?

we have an Aspen Ridge home. Pretty solid. Our neighbours have not been so lucky.
The biggest advice I can give you when you are dealing with Aspen is get EVERYTHING in writting. Do not trust their verbal promises for anything. If it isn't written down they will not honour it. They also use minimum building standards on everything. Consider upgrades now where you can. You should have a look at the JD Powers survey on customer satisfaction. Aspen does not rate highly. Go into your deal with them with eyes wide open.

I think getting things written in black and white goes for every builder these days. I don't think you can really trust any of them.

Are you within the MacLeod's Landing area? If you don't mind me asking, what model did you decide on choosing?

Default Not at McLeods

We are in the Aspen development at Emerald Hills. The major problem with the houses here has been the roofs. The sub contractor wasn't great and several homes had over 4 feet of snow in their attics this winter. Aspen tried to say it was ice damning! Turns out there are actual holes in the roof where the flashing wasn't done properly.

That stuff is bad enough but it is all the little stuff that bugs you as well. Like the fact all the sales material showed that there would be boulavard trees. But nothing was ever actually put in writting to the home owners. Now Aspen is trying to back out and leave the entire community with no trees. How cheap is that?

That's terrbile about the roofs. I hope that's still covered under the Tarion warranty. I don't know where is Emerald Hill, but I heard that the houses in Jefferson Forest east of Yonge were poorly built because Aspen hired cheaper contractors (fewer lots there).

If you're talking about the trees in the boulevard, I think those will belong to the Town and the Town would want to have trees planted there. But if you're referring to the trees on your property, then that will have to be brought up with the builder. Someone please correct me if I'm wrong.

I have been checking their remaining lots on Jefferson SDRD and if I decide to go with Aspen, I hope that they will accept the changes I propose on the contract. The builder is always covering their own a**, so I need to watch out for mine too

Default Warden and Bloomington

Emerald Hills is just north of Bloomington on Warden - Estates of Emerald Hills

House is fine. Always things to change and upgrade. We are changing out lots of the standard things like door knobs that they put in cheaply. But we expected that. No major issues with our house.

You would think that the town (Stouffville in this case) would insist on trees and such being put in but they are not very proactive even though we have raised it with the town.

Default Thinking about it....

Hello all,

im looking towards purchasing an aspen ridge home at the corner of jefferson/bathurst area. probably gonna meet with a sales rep in a few weeks. really affortable homes with very nice layouts.

i wanted to get some info about upgrades? do you guys know where i can find info online or just a listing of upgrades and cost breakdown. i just want to see what the bonus packages can really buy and get a feel for them.

MrSilvia: We purchased in the Jefferson/Bathurst area in Feb. No online info for the upgrades. You'll have to visit the Decor Centre where they have printouts of all possible upgrades (no cost breakdown though, you'll have to ask the associate for rough estimates).
