New Home Sales Up 4%
The Greater Toronto Home Builder Association has reported that new home sales in the area are up 4% compared to October 2005. That means 4012 new homes/condos were sold in October alone this year.

Closing rules have changed, in your favour!
Tarion has mad esome changes to the required closing dates that home builders provide. They don't come into effect until next year, but builders will now be required to provide dates for key milestones in the construction of the house, as well as set either firm or tentative dates within the purchase agreement. If the date is tentative then they have to inform you 90 days prior to that date if it is going to change or not.
Is energy efficiency on top of your list when buying a new house?
EnergyStar rated homes are becoming more of a big deal. There are more builders every year aiming for this rating and the building code is also increasing the requirements of energy efficiency.
Life Insurance Cheaper Than Mortgage Insurance?
When you get your mortgage your financial institution is going to require that you have some sort of insurance to make sure the bank gets paid back for their investment in case of your untimely death. The banks will offer this to you, but you may find that the terms and premiums are not the most reasonable when compared with Life Insurance from a regular insurance company.
JD Power and Associates Rankings for Home Builders in the GTA
Mattamy has been ranked the number one this year, the second year of this survey. Last year it was Tribute Homes. But looking at the results from JD Power, I notice there are only 21 builders on there from the GTA, several are missing.
Moving to Milton? New home owner information from Town
The Town of Milton has just released some informational packages aimed at purchasers of new homes in Milton. Some good reads, especially the 'Before You Buy' section, even if you are not moving to Milton.
Mortgage Insurance. A necessary evil.
If you are putting less than 25% down on your new home purchase, you will have to get mortgage insurance. It doesn't insure you, it insures your lender that if you cannot pay for the house, that your lender will get their money back. Oh, and you have to pay for this insurance. Grrr, anyways.. some things are changing and The Star is reporting on it.
